How Does a Free Property Appraisal Work in Auckland?

Many Auckland homeowners put off getting a market appraisal because they think it commits them to selling. It doesn't — here's exactly what to expect.

You're Not Committing to Anything

One of the most common things I hear from vendors is: "I'd get an appraisal, but I'm not quite ready to sell yet." Here's the thing — a market appraisal doesn't commit you to selling. It's simply a conversation about what your property is worth right now. Many of my clients get an appraisal six to twelve months before they're ready to act, just so they can plan ahead. That's a smart approach.

What a Market Appraisal Actually Is

A market appraisal is when an agent walks through your property, reviews recent comparable sales in your area, and gives you a realistic price range for what your property could sell for in today's market. It's free, it's done by a licensed agent, and it takes roughly 30 minutes.

It's important to understand what it is not: a market appraisal is not a registered valuation. A registered valuation is a formal assessment done by a licensed valuer — it typically costs between $700 and $1,200 and is usually required by banks when you're applying for a mortgage. The two serve different purposes. If you're planning to sell, a market appraisal is what you need.

What the Agent Looks At

During a good appraisal, the agent is taking in a lot of detail. Here's what I assess when I walk through a property:

  • Land size and floor area — both matter to buyers, and the balance between them affects value
  • Number of bedrooms and bathrooms — and whether the layout is functional
  • Title type — freehold, cross-lease, and unit title all carry different implications for buyers
  • Condition — cosmetic issues versus structural concerns are treated very differently
  • Location and access — proximity to schools, transport, and main roads
  • Views and outdoor space — these can significantly affect buyer appetite
  • Parking — often underestimated, especially in inner Auckland suburbs
  • Recent comparable sales — similar properties sold in the last three to six months, in your suburb

A Good Appraisal vs a Lazy One

Not all appraisals are equal. A good one references specific comparable sales — actual addresses, sale dates, and prices — and explains the reasoning behind the price range. It's honest about what works in your favour and what might limit the result. A lazy one just gives you a number, often a flattering one, without showing you the evidence behind it.

Be wary of agents who come in high without being able to justify it. Overquoting — telling vendors an inflated number to win the listing — is unfortunately common, and it wastes your time. If a property sits on the market too long with no offers, buyers start to wonder what's wrong with it.

Why the RV Is Often Misleading

Many vendors look at their RV (Rateable Value) as a guide to what their property is worth. It's a natural starting point, but it can be significantly misleading. The RV is set by Auckland Council and is reassessed every three years. In a market that moves as much as Auckland's does, the RV can be well out of step with reality — sometimes above current values, sometimes well below. Use it as a reference point, not a benchmark.

What Happens After the Appraisal
